Challenge the initial rent in Geneva: 30-day deadline and procedure

If you take over a new apartment in Geneva and consider the initial rent abusive, you may challenge it before the conciliation authority within 30 days of taking possession, provided the conditions of Art. 270 of the Swiss Code of Obligations are met. In Geneva, an official initial-rent form is generally mandatory for new residential leases during the housing shortage; the issue is particularly relevant in 2026 because rents for dwellings with a change of tenant rose by 7.9% year on year.

Save on utility costs in a rental apartment

Reducing ancillary and utility costs is not only about using less energy – it is also worth checking the lease and annual statement carefully. In Switzerland, only properly agreed ancillary costs may be billed separately, while simple changes to heating, hot-water and electricity use can reduce the household’s real monthly housing costs.

Terminate a rental apartment early in Switzerland

If you want to leave a Swiss rental apartment before the ordinary termination date, Article 264 of the Swiss Code of Obligations can release you from the lease early if you provide a suitable replacement tenant. These answers provide initial guidance on finding a home, tenancy agreements, rental deposits, handovers and termination. The specific assessment may depend on the tenancy agreement and your individual circumstances.

4FAQ

A completed application form and the supporting documents requested by the landlord or property manager are commonly required. Submit only the documents requested and make sure they are current, complete and easy to read.

Check the location, noise levels, natural light, floor plan, condition, storage, connections and shared areas. Also clarify the rent, service charges, move-in date and any planned work on the building.

Review the rental property, start date, rent, service charges, deposit, notice provisions, house rules and any special clauses. Clarify unclear points in writing before signing.

The handover report records the condition of the property when you move in. Existing defects, meter readings and the keys handed over should be documented clearly and, where useful, supported with photographs.
