Choose a frequent destination. UrbanHome highlights sensible starting districts for further searching. This is location guidance – actual travel time depends on the address, stop, time of day and connection.
For an initial search, centrally located districts and well-connected neighbourhoods around Wiedikon, Aussersihl, Zurich West, Unterstrass and Wipkingen are worth considering.
Choose your situation. The recommendations are deliberately phrased as starting points – not as a blanket ranking of the city districts.
For families, it is worth taking a closer look at quieter residential areas, green spaces, schools and childcare. As starting points, we highlight Districts 2, 7, 9, 10, 11 and 12.
Five topics that are easy to forget during a viewing – but can strongly affect everyday life after moving in.
The city offers a school search by school district. More than 100 schools provide around 500 childcare facilities; there are around 700 playgrounds across the city.
Check the specific address, not just the district. The official road-noise map was last updated on 29 January 2026; the city also provides information on rail, aircraft and leisure noise.
Since 2020, Zurich has been working with a specialist heat-mitigation plan. The city aims to increase long-term tree-canopy coverage from around 15% to 25%; less green areas such as Zurich West need particularly substantial additional canopy.
A resident parking permit currently costs CHF 300 per calendar year and is valid only for the blue zone of the respective postal-code district. It explicitly does not guarantee an available parking space.
The municipal tax multiplier of the city of Zurich is 119% in 2026, while the cantonal state tax multiplier is 95% of the basic state tax. Your personal tax burden depends, among other things, on income, assets, marital status, deductions and church tax.
A compact checklist for the first steps. Your progress is saved locally in this browser preview.
Not every Zurich district feels the same. Choose your housing preference – UrbanHome will immediately highlight the districts that best suit your everyday life.
Zurich combines a very dense public transport network, diverse residential neighbourhoods and short distances with a demanding property market. When looking for a home, price is therefore not the only factor: district, commute, proximity to schools, the lake and green spaces can strongly influence which location is right for you.
UrbanHome links this guidance directly to current property listings. The city profile is therefore designed not only to inform, but also to lead directly to the most suitable search.
The answers combine property search, city districts, official city data and practical housing decisions.
Use the Zurich search and narrow the results by offer type, property type, number of rooms and budget. You can also start with the 12 city districts, the Home check or housing preferences such as central, family-friendly, quiet or near the lake.
The city of Zurich is divided into 12 city districts . For statistical purposes, these are subdivided into 34 statistical neighbourhoods . On this page you can directly compare and open all 12 districts.
Use the filter «Central & urban» in the district finder or the life-situation check. UrbanHome highlights useful starting districts and takes you from there to the relevant district pages and property listings.
For a search focused on Lake Zurich, particularly District 2 with Enge and Wollishofen as well as District 8 with Seefeld, Mühlebach and Weinegg are important starting points. Use the «Near the lake» filter to highlight suitable districts.
In the section, UrbanHome shows Market data current listing data from its own statistical source. As an official benchmark, the city of Zurich's rent survey with reference date April 2024 reports a rent per square metre of CHF 21.80 ; the median net rent for a 3-room apartment is CHF 1’578. Existing rents and current asking rents are not the same.
As of 1 June 2025, the official vacancy rate was 0,1 %; the count included 235 vacant apartments. The statistics office of the city of Zurich also notes that around 2,000 apartments are offered on the market each month. The vacancy rate therefore does not capture all ongoing market activity.
The municipal tax multiplier is 119% in 2026. The cantonal state tax multiplier is 2026 95% of the basic state tax. The effective personal tax burden depends, among other things, on income, assets, marital status, deductions and church tax. Use the official tax calculator for an amount in francs.
At the end of 2025, the city of Zurich had 452,421 inhabitants. In 2025, the population grew by 3,757 people. The city covers an area of 91.9 km².
In addition to home size and budget, the specific school location, childcare, playgrounds, green spaces and daily routes are important. The city offers a school search by school district; more than 100 schools provide around 500 childcare facilities. There are around 700 playgrounds within the city.
Use the official road-noise map of the city of Zurich. It was last updated on 29 January 2026. For a complete assessment, you should also consider rail, aircraft, leisure and night-time noise.
Check the floor, top-floor/roof position, orientation, shading, window areas, cross-ventilation and surroundings. The city of Zurich has been working with a heat-reduction planning framework since 2020. The everyday-life check links to the official urban-climate information and the UrbanHome guide on heat traps.
A resident parking permit for the blue zone currently costs CHF 300 per calendar year. It is valid only for the blue zone of the stated postal-code district and explicitly does not guarantee an available parking space.
Registration with the city must take place within 14 days after the actual move-in. In the moving check you will also find information on eWZ, parking permits, school/childcare, waste disposal and other address changes.
Yes. Private providers can list properties on UrbanHome free of charge and without registration. According to UrbanHome, once published the listing is immediately discoverable by home seekers.
Use the Cooperative finder on this page and search several housing cooperatives in parallel. Allocation differs by provider: some advertise vacant homes directly, others maintain interest or waiting lists, and some cooperatives require membership. Housing cooperatives Zurich does not broker apartments itself.
District 1 forms the centre. Districts 2 to 8 surround it: District 2 lies to the south-west on the left shore of the lake, Districts 3 and 4 to the west, District 5 to the north-west, District 6 to the north, District 7 to the east and District 8 to the south-east on the right shore. Districts 9 to 12 form the more outlying urban areas in the west, north and north-east. The district finder shows this layout schematically.
For short journeys to Zurich main station, District 1 and adjacent or directly connected areas in Districts 4, 5, 6, 10 and parts of District 3 are particularly relevant. Actual travel time depends on the specific address and connection; also use the Commute check and the official ZVV timetable.
District 11 with Oerlikon and Seebach is a particularly good starting point. Depending on the exact location, Districts 6 and 12 may also be well connected. Always check the exact route in the ZVV timetable, as the stop and time of day can make a major difference.
Zurich is divided into 12 city districts . For statistical purposes, these are further subdivided into 34 statistical neighbourhoods . A city district can therefore contain several neighbourhoods – for example District 2 with Wollishofen, Leimbach and Enge.
Yes. Especially with a very low vacancy rate, searching across several suitable districts can significantly increase your choice. Use the life-situation check, the Commute check or the district finder to identify similar residential areas.
Respond quickly to suitable listings, keep your application documents complete and ready, set up a search alert and do not limit yourself to a single preferred district. It is also worth using cooperatives and the regular property search in parallel.
Typically, complete contact details, information about income and household and – if requested – a recent debt-enforcement register extract are useful. The landlord or property manager decides which documents are actually required. You can find more information in the UrbanHome guide to rental applications.
Yes. Save your search criteria as a search alert so you do not have to reset the same filters every day and can see new suitable listings more quickly. Especially in a tight market, it makes sense to keep an active search across several districts.
No, there is no general rule. Allocation rules differ by cooperative. Some require membership or include it in the allocation process, while others work with direct applications, portals or interest lists. The Cooperative finder helps you get oriented.
Some cooperatives maintain waiting lists or pools of interested applicants, while others explicitly do not, or only do so for certain developments and target groups. The status can change. Always check the current website of the respective cooperative and do not rely on a single waiting list.
Yes. In addition to apartments, UrbanHome may also offer houses, shared-room listings, parking spaces, garages and other property types depending on current availability. Select the relevant property type in the search and adjust location, number of rooms and budget.
As a guide, residential areas in Districts 2, 7, 9, 10 and 12 are interesting starting points. However, the specific street is decisive: traffic, tram, rail, hillside location, courtyards and green space can vary greatly within the same district. Therefore use the district finder as a starting point and then check the specific address.
For an urban starting point, especially Districts 1, 4 and 5 as well as central parts of Districts 3 and 8 are interesting. This is not a quality ranking: depending on whether nightlife, restaurants, universities, the lake or short distances matter more to you, another district may fit better. The life-situation check helps with the initial selection.
This depends strongly on where you study. For ETH Zentrum and the university, central and well-connected areas in Districts 1, 6 and 7 are obvious starting points; Districts 3, 4 or 5 may also be interesting depending on the connection. Compare not only straight-line distance but the actual public transport connection in the Commute check.
Open in the district finder the desired city district or go directly to the relevant district page. There you can check the local context and then narrow the property search to the desired area.
First set a monthly upper limit that fits your overall household budget, and do not budget only for the net rent. With the Budget check you can apply your price ceiling directly to the Zurich search and then see which listings are actually available.
Asking rents are the prices of homes currently being newly offered on the market. Existing rents refer to existing rental agreements and can therefore differ significantly. UrbanHome deliberately separates these figures on the page so that you do not confuse official benchmark data with current market data.
In addition to the floor plan and condition, also check noise, sunlight, shading, ventilation options, public transport routes, shopping and the immediate surroundings. For families, the route to school, childcare and play opportunities are additional factors. The everyday-life check brings together the most important checks for this.
This can make sense if budget or home size is more important than the city boundary. Compare not only distance, but especially door-to-door commuting time, public transport connections and everyday routes. On UrbanHome you can gradually expand the search to surrounding places instead of immediately relaxing your criteria substantially.
Search with clear criteria, save your search as an alert and respond promptly to suitable new listings. It is also worth monitoring several suitable districts at the same time and checking cooperatives in parallel with the regular property search.
For working from home, the specific apartment matters more than the district name: quiet orientation, a suitable floor plan, space for a workstation, good daylight and a stable internet connection are usually more important than maximum centrality. In the life-situation check you can use «Home office» as a starting point and highlight suitable districts.
