Rental prices in Fribourg, Bulle and Estavayer: where should you live in 2026?
Fribourg, Bulle and Estavayer are three key rental markets in the canton of Fribourg, but 2026 price levels differ significantly. Current asking-rent indicators make Estavayer the cheapest of the three, while the regional rental monitor shows much smaller differences in existing leases and particularly tight availability in Bulle.

Asking rents and existing leases are two different markets.
Property portals mostly show the price at which homes are currently being offered. The Fribourg rental monitor instead analyses real lease portfolios supplied by participating property managers. The values can therefore differ substantially – and that difference matters to anyone looking for a new home.
Asking rents
RealAdvisor shows October 2026 annual asking indicators of about CHF 319/m² for Fribourg apartments, CHF 273 for Bulle and CHF 261 for Estavayer. These figures describe the currently visible market and are updated monthly. [2]
Existing leases
The rental monitor reports about CHF 202/m²/year in Bulle, CHF 198 in Fribourg and CHF 195 in Estavayer for the observed lease stock in 2026. Leases signed within the past twelve months are often CHF 13–20 per m² per year higher. [3]
Do not rely on one average
Apartment size, age, neighbourhood, condition and contract date all affect rent. A new-build three-room apartment should not be compared directly with an older three-room unit. [4]
Rental prices 2026: Fribourg, Bulle and Estavayer compared
A fair comparison needs two views side by side: current asking rents and observed existing lease rents.
| Location | Asking | Existing leases | Interpretation |
|---|---|---|---|
| Fribourg | CHF 319 | CHF 198 | highest current asking level |
| Bulle | CHF 273 | CHF 202 | lower asking level, very tight market |
| Estavayer | CHF 261 | CHF 195 | lowest current asking level |
The comparison combines the Fribourg rental monitor with current asking-rent indicators. These datasets measure different things and should not be treated as identical.
Fribourg
Asking per m²/year: CHF 319
Existing lease per m²/year: CHF 198
Population 31 Dec 2025: 39,289
Fribourg has the highest current asking rent per m² of the three. In return, it offers the largest and most urban rental market. If proximity to jobs, higher education and city services matters most, a higher entry rent may be the trade-off.
Bulle
Asking per m²/year: CHF 273
Existing lease per m²/year: CHF 202
Population 31 Dec 2025: 27,276
Bulle is clearly below Fribourg on current asking indicators. Availability is tight, however: the rental monitor put the rate at only about 0.81% in summer 2026, so attractive homes can be taken quickly.
Estavayer
Asking per m²/year: CHF 261
Existing lease per m²/year: CHF 195
Population 31 Dec 2025: 10,812
Estavayer is the cheapest of the three on current asking indicators. The municipality is much smaller, so choice can fluctuate. It is particularly interesting for price-sensitive households when commuting and mobility still work.
Which town fits which search profile?
There is no single best place to live. Rent, availability, commuting and the desired environment need to work together.
Fribourg
Best suited to people who want a more urban setting and the broadest local mix of jobs, education and services.
Bulle
Suitable for households wanting lower current asking rents than Fribourg while accepting a very tight rental market.
Estavayer
Suitable for households targeting the lowest current asking indicator of the three and comfortable with a smaller market.
Commuters
Do not compare rent alone: public transport, a car, parking, travel time and childcare can offset part of the saving.
